From time to time in any structure, whether it be an apartment, duplex, or a house, the need for repairs will arise. It is important as a renter to know what steps to take to have repairs completed in a timely fashion. There are two main types of repairs. Those that are considered an “essential service” as defined below should be acted upon quickly by the landlord. There are also repairs that are not vital to the safety/habitability of the rental unit that the landlord could take some additional time to fix, like window blind vanes, or a request to repair a small hole in a wall. We find that most issues can be fixed with good communication between landlord and tenant. We also recommend that you request major repairs in writing.
